Participants are required to report any increase in income or decreases in allowable expenses between annual reexaminations. Income will be reviewed at the reexamination to determine rent to be charged. If it is found that the rent currently being charged is no longer in conformance with HUD regulations, the rent will be adjusted accordingly. When rent is established, such rental rate shall remain in effect until the next annual reexamination or until circumstances warrant a special rent and income review. When any of the following occur, rent, household composition and income will be reviewed, and when necessary, the unit size adjusted in accordance with occupancy standards:

  • Additional persons will reside in the unit.
  • Participant requests a rent review due to a decrease in participant income or change in household size or a change in other circumstances which would lower the rent payment according to HUD regulations.
  • The current rental payment was calculated for a temporary time period.
  • Change in regulations requiring a review.

NOTE: All changes in household composition or family income must be reported by the 21st of the month in which the change occurs. This includes but is not limited to:

  • Temporary employment
  • Seasonal positions
  • Part-time employment
  • Individual or family business
  • Persons residing in the unit
  • Addition of a child/adult
  • Removal of a child/adult
